The Control of Asbestos Regulations 2012 came into effect on the 6th April 2012 and it is made up of 27 individual Regulations. Regulation 4 is specific. If you own, occupy or manage a property/building which people frequent, then you have a legal responsibility to manage asbestos within or on that property.

In contrast to many individuals beliefs CAR 2012 or any regulation within it, is not a Law to have an asbestos survey however, you can’t manage it if you don’t know you’ve got it and an asbestos survey is a recognised method to locate any asbestos should there be any. If you intend using an asbestos surveyor you’ll need to make sure they are competent. A good way for a surveyor to show they are competent is to hold a British Occupational Health Society P 402 or equivalent. If you intend using an organisation then a good way for the organisation to prove competency is by holding UKAS Accreditation for inspection.
